Find wet insulation before it becomes a tear off

Wet insulation in a flat roof does not announce itself. By the time it shows on a ceiling tile, the deck underneath has usually been wet for a long time.

It does show on thermal. Wet insulation holds heat longer than dry insulation, so after sunset the saturated areas stay warm while the rest of the roof cools. That difference is measurable from the air.

Who this is for

Schools, churches, warehouses, and anyone responsible for a low slope roof they cannot easily walk. Surveyed on a regular schedule, it turns a tear off into a patch.

When we can fly it

After sunset, no rain in the previous 24 hours, and low wind. Surface water cools by evaporation and produces cold areas that look like findings and are not, which is why we will not fly this the day after a storm.

What you get

A marked plan of the suspect areas with measured differentials, so a roofer knows where to core rather than guessing.

We will recommend confirming with a moisture meter before anyone opens anything up. Thermal tells you where to look. It does not tell you for certain.
